Seymour is a highly developed grazing farm where strategic inputs have been implemented to meet the business model with the goal of maximising the kilograms of beef produced annually.
The pasture species established aim to optimise the overall feed curve by complementing each other at different times of the year. Approximately one third of the sown area is planted with Perennial Ryegrass and Clovers (PG150 Perennial Ryegrass) and two thirds of the sown area sown to Tall Fescue Prairie Grass and Clovers (Quantum2 MaxP).
Current management have made significant capital fertiliser investments to ensure the fertiliser bank is full affording the new owner the legacy of simply maintaining an annual maintenance program.
The property comprises two homes. The main residence offers a double story 5 bedroom, 2 bathroom home, fitted with new carpets and freshly painted. The main home overlooks the Nowendoc River and is complete with a large outdoor entertaining deck which captures the vistas of the attractive rural setting. A 2 bay lockable shed with power is located adjacent to the residence. The second home on Seymour is a 3 bedroom weatherboard cottage with a detached double lock up garage plus a steel frame machinery shed.
The working infrastructure features a state of the art main set of cattle yards based on Temple Grandin designs, steel construction, catering for efficient, low stress handling of large numbers of cattle. The heavy duty hydraulic "silencer" crush, curved race and adjacent working area are all under cover and on a concrete slab. The main yards are fitted with sprinklers for dust control, water troughs and substantial flood lighting throughout. Power to the yards is supplied by a 15kva soft start Kubota diesel generator. In addition there are a further two sets of timber cattle yards. All 3 sets of cattle yards have all weather B-Double access with loading facilities.
Centrally located and adjacent to the main cattle yards is a modern all steel 40m x 20m, 7 bay shed. The workshop bay is enclosed, on a slab and fully lockable.
The main artery of the farm has seen the development of an all weather internal gravel road measuring approximately 12 kms which enables B-Double access from front to back. The road is fully fenced forming a central laneway which allows for the efficient movement of personnel and livestock over the property. Graveled turning bays have been strategically developed at various points along the internal road to enable on-site fertiliser dumps. Quick fill stand up pipes are installed at various points along the internal road catering for efficient tank fills for spraying and fertiliser applications.
Stock water is provided from 30 concrete troughs reticulated from a 160,000 litre header tank fed from a Spring fed dam via a solar pump. A stand by diesel pump is included as added insurance in need of a back up. In addition stock have access to the Nowendoc River, Couatwong Creek and numerous dams.
Seymour is fenced into 30 main paddocks to facilitate a rotational grazing program. The fencing is in very good order with electric standoffs fitted. The central laneway ensures ease of management for mustering and paddock shifts.
Seymour rises up to approximately 1100 meters above sea level with an average annual rainfall of approximately 1100mm. The fertile basalt soils ensure the benefit of the high altitude, high rainfall location is maximised.
